Four disciplines.
One standard
of advisory.

Dave Carter Group provides a focused set of advisory services for clients navigating real estate — particularly across borders. Each engagement is bespoke, scoped to your objectives, and delivered with the discretion you'd expect from a firm that measures success in decades, not quarters.

Capital Strategy

Real Estate
Investment Advisory.

Independent counsel for investors deploying capital into real estate — whether expanding a portfolio, entering a new market, or exiting a position with precision.

What this looks like in practice

You bring an objective — acquire a ten-unit multifamily in the Bronx, exit a distressed retail position in Lagos, or evaluate whether a deal your broker is pitching actually makes sense. We provide the analysis, structure, and honest counsel that sits outside the transactional loop.

We don't earn commissions. We don't have allegiances to sellers. We're paid by you, to work for you — which changes the quality of the advice you get.

Business &
Strategy Consulting.

Strategic advisory for real estate businesses, family offices, and founders navigating complexity — whether that's operational, structural, or growth-related.

What this looks like in practice

You run a real estate business, lead a family office, or manage a private holding company. The operating environment has shifted — regulatory, economic, competitive — and you need an outside perspective that isn't selling you something.

We bring over two decades of operational experience across multiple markets. We've seen what works, what fails quietly, and what fails loudly. Our role is to help you see clearly, make fewer mistakes, and move with more conviction.

Typical scope

  • Operational review and process optimization
  • Growth strategy and market expansion planning
  • Governance structures for family offices
  • Succession and continuity planning
  • M&A advisory and capital raise preparation
  • Leadership counsel and founder-level coaching
03

Global Capital

Cross-Border
Investment.

Structuring and advising on real estate capital flows between the United States and Nigeria — where most investors lose money is not in the deal itself, but in the structure around it.

What this looks like in practice

You're a Nigerian professional in Houston wanting to acquire property in Lagos. You're a US fund evaluating a commercial opportunity in Lekki. You're a family splitting assets across continents and need governance clarity. The mechanics of cross-border real estate are rarely taught and often assumed — at great cost.

We work alongside your attorneys, tax advisors, and banking relationships to structure the transaction correctly from day one. Wrong entity. Wrong jurisdiction. Wrong repatriation structure. These mistakes compound over years. Our job is to prevent them before they're made.

Typical scope

  • Entity structuring (US LLC, Nigerian company, offshore vehicles)
  • Tax efficiency review across jurisdictions
  • Repatriation strategy and FX considerations
  • Local compliance and regulatory navigation
  • Banking and payment channel setup
  • Legal counsel coordination (multi-jurisdictional)
Cross-Border Investment

Best Fit For

  • Diaspora investors entering home markets
  • US funds exploring West African opportunities
  • Multinational families with split-jurisdiction assets
  • Institutional players needing local navigation
Engagement Transaction or strategic
Timeline 8 weeks – 12+ months
Delivery Coordinated advisory team

Legacy Planning

Diaspora Wealth Planning

Best Fit For

  • Nigerians in US, UK, Canada, and EU
  • First-generation diaspora building homeland wealth
  • Families with generational real estate holdings
  • Professionals planning eventual repatriation
Engagement Multi-year relationship
Timeline Ongoing annual retainer
Delivery Integrated US + Nigeria team

Diaspora Wealth
Planning.

Real estate strategy for Nigerians living abroad — combining advisory, investment structuring, and our Lagos operational capability into a single coordinated approach.

What this looks like in practice

You've built a life outside Nigeria. You send money home. You want to invest in property — maybe for your parents, maybe for yourself, maybe as generational wealth. But the distance is hard, the trust gap is harder, and most of what you've heard is either too pushy or too vague.

We operate differently because we bridge both sides. Our US advisory arm structures your approach. Our Lagos operational arm (Dave Carter Integrated Services Ltd) executes on the ground with full transparency. You get one relationship, two hemispheres, and complete visibility into what's happening with your capital.

Typical scope

  • Long-term real estate strategy for diaspora capital
  • Property acquisition with remote due diligence
  • Ongoing property management (via DCIS Ltd in Lagos)
  • Rental income optimization and remittance
  • Generational planning and asset transfer advisory
  • Annual portfolio review and strategy refresh

From inquiry
to engagement.

Every client relationship begins the same way — with a conversation. Here's what happens from first contact to signed engagement.

01

Week 1

Initial Inquiry

You reach out — via our contact form, email, or a referral introduction. We respond within one business day to schedule a Discovery Call.

02

Week 1–2

Discovery Call

A 30-minute call with Kola directly. We discuss your situation, objectives, and timeline. No fee, no pressure, no follow-up if it's not the right fit for either party.

03

Week 2–3

Proposal & Scope

If we mutually agree to proceed, we draft a clear engagement letter — scope, deliverables, timeline, fees. Nothing ambiguous. You review, revise, approve.

04

Week 3+

Engagement Begins

Work commences. You have direct access to Kola throughout — no associates, no assistants filtering your questions. We deliver what was agreed, on the timeline agreed.

05

Ongoing

Long-Term Relationship

Most engagements evolve naturally — a project becomes a retainer, a retainer becomes a decade-long relationship. That's how real advisory works.

Clear fees.
Aligned incentives.

Good advisory should be easy to price and easy to evaluate. We don't bill hours. We don't surprise you with invoices. We don't earn commissions from transactions we recommend.

What we do: agree upfront on scope and fees, invoice cleanly, and stand behind the work. If you're not getting value, you can end the engagement. If we're not the right fit, we'll tell you before you sign.

Flat project fees or annual retainers
No commission-based incentives
No referral kickbacks from third parties
Transparent scope changes, mutually agreed
Cancellation at any time, with notice

We'd rather have a hundred clients who trust us for twenty years than a thousand who hire us once and never come back.

What clients
typically ask.

Do you work with clients who aren't Nigerian? +

Yes. While we have deep expertise serving the Nigerian diaspora, our advisory work extends to US investors, family offices, and institutional clients of any background interested in real estate — particularly where cross-border complexity or emerging market exposure is involved.

What's the minimum engagement size? +

We don't have a formal minimum, but our engagement models typically start at five-figure project fees. The better question is whether we can deliver real value for your situation — that's determined in the Discovery Call, not by a price list.

Can you help me buy property in New York? +

Yes — but this is important: NY brokerage services (buying, selling, leasing) are performed by Kola Adisa personally under his individual New York REALTOR® license, not by Dave Carter Group LLC. The advisory and the brokerage are separate engagements with separate agreements. We'll explain this clearly before you sign anything.

How do advisory and Nigeria operations work together? +

For diaspora clients investing in Nigerian real estate, we offer an integrated approach: advisory strategy from Dave Carter Group LLC (US), and operational execution from Dave Carter Integrated Services Ltd (Lagos). The entities are legally separate, but the client relationship is unified. One point of contact. Two hemispheres. Complete transparency.

Do you provide tax or legal advice? +

No. We are not attorneys and we are not tax advisors. Our role is to identify the structural questions, coordinate with your existing tax and legal counsel, and ensure nothing falls through the cracks. Where you need licensed tax or legal professionals, we'll recommend trusted counterparts — but the engagement is yours, not ours.

How confidential is the engagement? +

Complete confidentiality is the default. Your engagement, holdings, financial details, and the substance of our conversations are protected by written confidentiality agreements and by our firm's longstanding commitment to discretion. We never disclose client relationships, even that you are a client, without written permission.

Ready to discuss
a mandate?

Every engagement begins with a 30-minute Discovery Call. No fee. No obligation. Just a candid conversation about whether we're the right advisor for your situation — and you, the right client for our practice.
